The subject property located in the Tierra Rejada Valley is within the City of Moorpark Area of Interest and as a result could adversely effect growth patterns in and around the City. Although, we recognize that the proposed project is not within the Tierra Rejada Greenbelt, it nevertheless is situated in a manner that influences the Greenbelt and could be the catalyst for additional growth, with requests for urban uses including residential development and related commercial uses. It is more common than not, to see these supporting uses in conjunction with a golf course which is seldom economically viable as a stand alone project. City Council is concerned that related residential and commercial uses will be requested in the future if this project is granted.
