DATE: September 3, 1998 (CC MEETING OF SEPTEMBER 16, 1998) SUBJECT: CONSIDER APPROVAL OF A CERTIFICATE OF ACCEPTANCE FOR AN IRREVOCABLE OFFER OF DEDICATION FOR RIGHT - OF -WAY DEDICATION AT IPD 97 -3 (Sunbelt Properties, Fred Kavli) BACKGROUND On December 17, 1997, the City Council approved IPD 97 -3 for Sunbelt Properties (Fred Kavli) to construct a one story 42,146 sq. ft. industrial building located on the west side of Los Angeles Avenue, just south of Condor Drive. DISCUSSION Condition No. 86 of IPD 97 -3 requires that the developer shall irrevocably offer to dedicate to the City sufficient right -of -way on Los Angeles Ave. for future street improvements north of the centerline and adjacent to the subject site. The width of the property to be dedicated is based upon the conceptual street right -of -way cross section of 88 feet, plans are on file in the Engineering office. In order to comply with the condition, twenty -two (22) feet along the frontage and thirty - eight (38) for driveway entry of the private parcel is offered as right -of -way to the City of Moorpark. An irrevocable offer of dedication has been prepared to the City for the necessary right -of -way. The location of the project site and the right -of -way to be dedicated is shown in Exhibit A. A Certificate of Acceptance from the City of Moorpark is required to record this offer of dedication. RECOMMENDATION: 1. Approve the Certificate of Acceptance for the irrevocable offer of dedication for IPD 97 -3. 2.
