SUBJECT: Consider the acceptance of improvements and surety
reduction for IPD 97 -1 & 2, CUP 97 -1 - Kwik Kar Lube &
Tune
BACKGROUND
This project is located at the northeast corner of Los Angeles
Avenue and Goldman Avenue. A vicinity map is attached for your
reference (see Exhibit A). Site development included grading
and installation of storm drainage devices.
DISCUSSION
Construction and installation of all grading and drainage
devices have been completed in accordance with the approved
plans and conditions of development. Project condition #119
required additional security to repair the street, of any damage
resulting from construction work or utility trenching. The
street was inspected and found to be in satisfactory condition
at this time. Cashier's checks for grading, drainage and street
repairs are currently being held by the City. The developer is
requesting the release of these securities at this time. All
conditions for the exoneration of the securities have been
completed. It is therefore appropriate to exonerate the
securities as outlined in the following table:

It is the City's policy to reduce street (public) improvement
bonds to 10% for a one -year maintenance period and then
exonerate pending satisfactory inspection of the improvements.
Because no public improvements were constructed with this
project, there is no need to retain any securities.
STAFF RECOMMENDATION:
1. Accept the improvements as complete.
2. Authorize the City Clerk to exonerate all Grading, Drainage
and Street Repair sureties.
