CAVIVORNIA City Council Ntecti /ng of )x t4 `f / `I ev ACTTON: ' IV BY: FROM: Walter Brown, City Engineer Prepared by Jim Alcala, Engineering Associate DATE: March 29, 2001 (CC Meeting of April 4,2001) SUBJECT: Consider Approval of Final Parcel Map 5242 (Moorpark Partners) SUMMARY The subject map is located along the north side of Mountain Trial Street at the intersection of Cedar Springs Street within a commercial shopping center. A location map is attached for your reference (See Exhibit "A "). Tentative Parcel Map 5242 was approved by the Planning Commission on April 10, 2000 by resolution PC 2000 -388 and represents a land division of 1.56 acres into 2 parcels. Parcel 1 is comprised of 1.09 acres and presently has an existing vacant pad with 60 paved parking stalls and standard parking lot improvements. Parcel 2 will be 0.47 acres and includes a commercial building, 6 paved parking spaces and standard parking lot improvements. Both properties are presently zoned CPD (Commercial Planned Development) . Access to the parcels is provided under LDM 90 -2 and CUP 90 -2. The developer is not proposing development at this time therefore staff has not included any development conditions as part of this parcel map approval. Future development on either parcel will require additional permits and approvals from the City. Agenda Report Final Parcel Map 5242 March 29, 2001 Page 2 This Agenda Report requests approval by the City Council to allow the recordation of a map for the division of an existing commercial lot. Discussion The conditions of approval for this map have been satisfied. Since there is no development approved with this map, no improvement bonds are required. STAFF RECObIl ENDATION 1. Approve Final Parcel Map 5242; and 2. Authorize the Mayor and City Clerk to sign the Final Parcel Map Title Sheet; and 3. Direct the City Clerk to record Final Parcel Map 5242.
