SUMMARY The subject property is located west of Poindexter Park, south of Poindexter Avenue and north of Lassen Avenue. A location map is attached for your reference (See Exhibit "A "). Tentative Tract Map 5161 and Residential Planned Development 98- 7 were approved by the City Council on July 7, 1999 by Resolution No. 99 -1631 and represent a land division of 6.6 acres into 59 residential lots together with approval of development with single family dwellings. The land exists as an open undeveloped parcel covered with grasses, weeds and other low- growing plants. The property is presently zoned RPD -8.9DU (Residential Planned Development 8.9 dwelling units per acre). Access to the property will be from Poindexter Avenue. All project streets will be public, consistent with Ventura County Standards, except for the modifications previously granted by the City Council. C3007? Agenda Report Final Map for Tract 5161 Phase 1 April 24, 2001 Page 2 The proposed final map attached to this report if approved for recordation will allow development of Phase 1, only, of a three (3) phase tentative map. This initial phase is comprised of 26 lots located immediately adjacent to Poindexter Avenue and will include the northerly loop street and the entire development of Gisler Road the north /south street that will provide for improved access to Poindexter Park. This Agenda Report requests approval by the City Council to allow the recordation of a map for the division of an existing undeveloped lot. Discussion The conditions of Bonds are required Improvement Bonds Monument Bonds Grading Bonds Street Resurfacing approval for this map have been satisfied. as follows: $ 364,796 $ 21,166 $ 50,784 Bonds $ 15,230 STAFF RECObMNDATION 1. Approve Final Map for Tract 5161; and 2. Authorize the Mayor and City Clerk to sign the Final Map; and 3. Direct the City Clerk to record Final Map for Phase 1 of Tract 5161.
