MOORPARK CITY COUNCIL AGENDA REPORT TO: Honorable City Council FROM: Sean Corrigan, City Engineer/Public Works Director DATE: 01/16/2019 Regular Meeting SUBJECT: Consider Resolution Approving Final Parcel Map 2017-02 at 800 Los Angeles Avenue BACKGROUND On October 10, 2017, Moorpark Covenant Group LLC submitted an application for Tentative Parcel Map No. 2017-02 for the subdivision of a 9.61 acre parcel developed with the Target store, and its adjacent parking lot, at 800 Los Angeles Avenue. The subdivision of that map will create two separate parcels of 9.11 acres and 0.50 acres. The applicant plans on constructing a dental office building at the former garden center. DISCUSSION On February 21, 2018, the City Council approved Tentative Parcel Map No. 2017-02, by Resolution No. 2018-3676, for the subdivision of the 9.61 acre developed lot into two separate parcels of 9.11 acres and 0.50 acres. The existing Target Store will remain on the 9.11 acre parcel and a new dental office building will be constructed on the 0.50 acre parcel. Each parcel will include a portion of the existing parking. Staff from the City Engineer/Public Works and Community Development departments have reviewed the Conditions of Approval of Resolution No. 2018-3676 to ensure compliance prior to the approval of a Final Map and recordation. The City Engineer/Public Works Director and Acting Community Development Director have determined that the proposed Final Map is legally and technically correct and in compliance with the Approved Tentative Parcel Map and conditions of approval. STAFF RECOMMENDATION Adopt the attached resolution approving the Final Parcel Map and authorize the Mayor and the City Clerk to sign the map and the City Clerk to cause Final Parcel Map No. 2017-02 to be recorded in the office of the Ventura County Recorder. Draft Resolution Item: 9.C. 389 390 391 392 393 394 Attachment 3 RESOLUTION NO. 2019-____ A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MOORPARK, CALIFORNIA, APPROVING FINAL PARCEL MAP NO. 2017-02 LOCATED AT 800 LOS ANGELES AVENUE WHEREAS, the City Council approved Tentative Parcel Map No. 2017-02 on February 21, 2018 by Resolution No. 2018-3676; and WHEREAS, this map will allow the subdivision of the parcel containing the Target Center into two parcels, enabling the construction of an office use where the Target Center garden center was once located; and WHEREAS, the City Engineer/Public Works Director and Acting Community Development Director have reviewed the Conditions of Approval of Resolution No. 2018- 3676, to ensure compliance prior to the approval of a Final Map and recordation; and WHEREAS, the survey monuments for this subdivision have already been set by the applicant’s surveyor; therefore, no Monumentation Survey Bond is required to guarantee the installation of monuments. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF MOORPARK DOES HEREBY RESOLVE AS FOLLOWS: SECTION 1. The City Council of the City of Moorpark hereby approves Final Parcel Map 2017-02 and directs that the Mayor sign and the City Clerk cause to be recorded. SECTION 2. The City Clerk shall certify to the adoption of this resolution and shall cause a certified resolution to be filed in the book of original resolutions.
