(Tract 4977). BACKGROUND This project is a housing development located on the west side of Miller Parkway in between Peach Hill Road and Tierra Rejada Road. A vicinity map has been attached for reference. DISCUSSION The developer requests the reduction of the subdivision bond on file with the City of Moorpark, associated with the afore- mentioned development (see attached chart). This surety guarantees the Street Improvements Performance on the premises known as Richmond American Homes of California, Inc. (Tract 4977) . All portions covered under this surety are complete. Staff recommends that 90% of the face value of the grading bond be released. Honorable City Council May 16, 2005 Page 2 Provided below is a chart describing recommended actions: STAFF RECOMMENDATION 1. Authorize the City Clerk to reduce Subdivision Bond - Street Improvements (Performance /Labor & Materials) to loo for Richmond American Homes of California, Inc. (Tract 4977). 2. Authorize the City Clerk to fully exonerate the afore- mentioned sureties for Tract 4977 one year after this approval of the reduction of surety bond and upon written confirmation from the City Engineer that no warranty work is required.
