Hogan, Community Development Director Prepared by Patricia Brown, Associate Engine DATE: September 19, 2005 (CC Meeting of 10/5/05) SUBJECT: Final Map Approval for Tract Map No. 5045 -1 - Pardee Homes BACKGROUND /DISCUSSION Tract 5045 is a 445 -acre project located southerly of Broadway, easterly of Walnut Canyon Road, westerly of Happy Camp Canyon Regional Park, and northerly of Charles Street, along the extension of Spring Road. Tentative Tract Map No. 5045 creates 460 single - family residential lots, one school lot, and one lot dedicated for a park. Open space, common area and private street parcels are also included as part of the subdivision. Tract 5045 is divided into eight phases and eight Final Maps. Tract 5045 Phase 1 is depicted in Final Tract Map No. 5045 -1. City staff has reviewed the Conditions of Approval for the Tentative Tract Map for Tract Map No. 5045 -1 to ensure compliance is achieved prior to or as part of the Final Map approval and recordation. The City Engineer has caused the Final Map to be reviewed and is satisfied that it is technically correct and that it is substantially in conformance with the approved Tentative Tract Map. The City Council has previously approved the street names. Listed below are dedications that have been offered to the City and accepted on Tract Map No. 5045 -1: • Parcel I, in fee, is offered for open space purposes. • Parcel M, in fee, is offered for public park purposes and access for all governmental agencies providing for public health, safety and welfare. 000 105 Honorable City Council October 5, 2005 Page 2 • Portion of Parcel E adjacent to Spring Road is offered for trail purposes. • Parcel F is offered for access and public utility purposes and for construction and maintenance of underground storm drain facilities. • Parcels D, G, H, J, K and L (Future Public Streets) are offered for access for all governmental agencies providing for public health, safety and welfare. • Easements offered for landscaping and slope maintenance purposes, including maintenance of all related access and drainage improvements. • Parcels A, B, C, E and F are offered for conservation purposes; including prohibition of excavation, drilling, extraction, pumping (excluding pumping needed for dewatering needed as part of approved grading operations), mining or similar activity. Dedications of the following parcels are irrevocably offered to the City, but are not accepted at this time per Tract Map No. 5045 -1. • Parcels D, G, H, J, K and L (Future Public Streets) are irrevocably offered, in fee, for public use, the right -of -way for streets and highways purposes. STAFF RECOMUNIDATION Authorize the Mayor and City Clerk to sign the Map and the City Clerk to cause Tract Map No. 5045 -1 to be recorded in the office of the Ventura County Recorder. ATTACHMENTS: 1.
