Project Request
On September 22,2021,Patriot Investors,LP (Applicant)submitted anapplicationfortheproposedPatriotOfficeProjectandassociatedentitlementsforthesubdivisionoflandanddevelopmentof7officebuildingstotaling28,955 sq.ft.and related site improvements.
The following permits have been requested to facilitate the Project:1.Commercial Planned Development No. 2021-012.Vesting Tentative Tract Map No. 2021-02 (VTTM 6068)

Planning Commission Recommendation
June 28,2022 –Planning Commission unanimously (4-0,Commissioner Barrett
absent)recommended that the City Council approve the Project.
Although the Planning Commission made no recommended changes to the
proposed Conditions,they clarified that pursuant to Condition No.26,staff should
consider the Commissions discussion on architectural and sign features.

Notice of Public Hearing
Staff has provided the required notice of public hearing and conducted additional noticing,

•The posting of a sign advertising the hearing on the Project Site
•Posting of notice and all project documents online at moorparkca.gov/Beltramo-Ranch
Recommendation
Staff recommends that the Planning Commission:
1.Open the public hearing, receive public testimony, and close the public
hearing; and
2.Adopt a resolution recommending that the City Council approve Commercial
Planned Development (CPD)No.2021-01 and Vesting Tentative Tract Map
No.2021-02 (VTTM 6068).
