Box 610 ~oorpark, Ca. 93020 City of Moorpark August 29, 1988 799 Moorpark Ave. Moorpark, Ca. 93021 Attn: City Manager, Steve Kueny Re: Density Cluster & G.P.A. 71 Acres North of Wicks Road Dear Steve, Please include me on the next City Council agenda in order to give a presentation concerning my proposed 71 acre development North of Wicks Road and East of Walnut Canyon. I will be asking the City Council to take action on two separate items that will ex?edite this development. 1. Allow density averaging or "clustering" on a proposed 14 lot subdivision. This tentative tract map will divide the 71 acre parcel into 14 lots: Lot 1, Phase I, 13 acres; Lots 1-13, Phase II, 1 acre net per lot; and 41 acres open space. This proposal, which is compatable with the existing General Plan, will generate a total of 14 lots on 71 acres that will result in a 5 acre per dwelling unit density average. This tentative should address a worse case scenario keeping in mind Lot 1, Phase I will be in process with a General Plan Amendment which will include Density Bonus for Low Income Housing. Please be advised that I expect to process a Planned Development Permit on Lot 1, Phase I if the General ~lan Amendment is approved._ 2. .Allow a General Plan Amendment on the 13 acre Lot 1, Phase I portion of the development.
