Bankus , City Cler DATE: August 7 , 1984 SUBJECT: Acceptance of Deferred Subdivision Improvements TRACT No. 2817-1 At its regular meeting of July 18 , 1984 , the Moorpark City Council adopted a motion to accept the public improvements on Talmadge Road, from Station 13±03 . 45 to Station 15±45 . 07 , in Tract No. 2817-1 , and to include the street in the City street system for maintenance; and further, to exonerate the Public Improvement Performance Bond on file in this matter, as specified in your communication dated June 20 , 1984. It is my understanding that you will communicate with the developer regarding the exoneration of the bond, but if I am incorrect in this , please let me know. Box 791 Moorpark, CA 93021 Subject: ACCEPTANCE OF DEFERRED SUBDIVISION IMPROVEMENTS, TRACT NO. 2817-1 RECOMMENDATION: - Accept the public improvements on Talmadge Road from Station 13+03.45 to Station 15+45.07 and include the street in the City street system for maintenance. DISCUSSION: Tract 2817-1 is located on the south side of Los Angeles Avenue at its intersection with Gabbert Road in the City of Moorpark. A Vicinity Map is enclosed for reference . On July 24, 1979 the Board of Supervisors approved the Final Map, Improvement Plans and Specifications , and entered into an Agreement to Construct Public Improvements , including water and sewer facilities . On August 31 , 1982, the subdivision improvements were accepted , except for a model home site area. Accordingly, on August 31 , 1982 the Board of Supervisors entered into a Deferred Agreement with Griffin Homes, Moorpark to Construct Public Improvements within the model home site area. The Developer posted the following Bond: Bond Type Amount Surety No. Public Improvement $55, 450 Developers Inc. 102939 Performance & Payment Construction of the deferred improvements has been recently completed to our satisfaction, in conjunction with the improve- ment plans and specifications . 800 South Victoria Avenue,Ventura,CA 93009 �JUk f R '.;i; 18 I f;R'# City Council-Moorpark -2- June 20, 1984 Accordingly, it is now appropriate to accept the improvements and exonerate the Public Improvement Performance Bond . The Labor and Materialman Bond will remain in effect and automa- tically expire one year from the date of acceptance of the im- provements without any further action by the City.
