Subject: ACCEPTANCE OF PUBLIC IMPROVEMENTS AND EXONERATION
OF BONDS FOR TRACT 4001 (URBAN WEST COMMUNITIES)
Tract Nos. 4001-1 through 3 are located in the PC-3 area in
the City. A location map is enclosed for your reference.
On December 2, 1985, the City Council approved the final map
and entered into an agreement with Urban West Communities
for the construction of public improvements.
All public improvements within the tract have been completed
satisfactorily. Bond exonerations have been delayed pending
the resolution of the North Village moisture issue. This
issue is before the City Council at the August 2, 1989
meeting. Pending a favorable resolution to the moisture
issue, it is now appropriate to accept all the public
improvements and exonerate the following bonds:

The grading bond for this tract, in the amount of $227,000
issued by The American Insurance Company (Bond No. 7129487)
will remain in full force and effect for one year from the
date of acceptance, at which time it will be automatically
exonerated without further action from the City Council.
RECOMMENDATION
- Accept the public improvements within Tract 4001-1
through 3.
- Include all streets in the City street system for
maintenance.
- Authorize the City Clerk to exonerate the above
mentioned performance and payment bonds.
- Authorize the City Clerk to exonerate the above
mentioned grading bond effective August 2, 1990.
