Richards , Dir ector of Community Development DATE: October 27, 1988 (CC meeting of 11/2/88) SUBJECT: LOT COVERAGE VS. LOT SIZE BACKGROUND Presently the city`s only restriction in lot coverage in the residential zones is the required setbacks. In multifamily zones the off-street parking requirement can also affect the lot coverage of building area. Only in the industrial zones is the lot coverage limited. Forty (40%) percent is the desired coverage and is only by policy. It is not strickly adhered to. The only other requirement that is utilized in the city is in regulating accessory structures. A 40% limit of the rear yard is imposed for accessory structures . It is believed that in the west side of the City of Los Angeles and the City of Beverly Hills the need to limit the amount of lot coverage on an individual residence is being considered. This is due to extremely large homes being built to maximum height and setbacks. As of this writing no information has been obtained from those cities. Staff will attempt to collect whatever is available and update the Council at the November 2nd meeting.
