Staff Recommendation: Approve the minutes as processed.
B. Consider Approval of Egg City Lease Agreement. Staff
Recommendation: Authorize the Executive Director to
execute a lease agreement subject to final language
approval of the Executive Director by and between the
Agency and Egg City and allow Egg City to sub-lease to
Embly Ranch.

6. ADJOURNMENT:
Any member of the public may address the Agency during the Public
Comments portion of the Agenda, unless it is a Public Hearing or
Discussion/Action item. Speakers who wish to address the Agency
concerning a Public Hearing or Discussion/Action item must do so
during the Public Hearing or Discussion/Action portion of the
Agenda for that item. Speaker card- must be received by the
Secretary for Public Comment prior to the beginning of the Public
Comments portion of the meeting and for Discussion/Action items
prior to the beginning of the first item of the Discussion/Action
portion of the Agenda. Speaker Cards for a Public Hearing must be
received prior to the beginning of the Public Hearing. A
limitation of three minutes shall be imposed upon each Public
Comment and Discussion/Action item speaker. Copies of each item of
business on the agenda are on file in the office of the Secretary
and are available for public review. Any questions concerning any
agenda item may be directed to the Secretary/529-6864.

SUBJECT: Consider Approval of Egg City Lease Agreement , ION: OF,A,Widr,e/y/
BACKGROUND
On May 19, 1975, Egg City originally entered into a Lease Agreement
with Southern Pacific Transportation Company for property at 110
West High Street. The amount of monthly rent at that time was
$250.00. In the following 20 years the rent has increased to
$491.00. Prior to the Agency's acquisition (September 15, 1993) ,
Egg City sub-leased the property and facilities to Embly Ranch
which now occupies both the Agency property and the improvements
owned by Egg City located at 8643 Shekell Road.
DISCUSSION
The Moorpark Redevelopment Agency directed staff to negotiate an
agreement between the Agency and Egg City for the lease of 65,000
square feet of Agency owned property located at the west end of
High Street. As stated above, the property was part of the
railroad land acquisition and Egg City tenancy predates the
Agency's acquisition of this property.
TERMS OF LEASE
The following are the proposed terms of the lease:
1. Rent to be $1,150 per month (rent was $491.00 per month) .
2. Lease to be month to month.
3. The Agency has right to have Egg City remove any and/or
all improvements to the site at the termination of the
lease.

4. Egg City has the authority to sub-lease the site and
facilities, subject to approval by the Agency of the Sub-
tenant.
5. All other standard conditions of the Agency's lease
agreements are to be met by Egg City with the exception
of some time frames for default and late penalties that
have been extended. This will allow Egg City to cure and
defaults by Embly Ranch that may occur.
The Agency has received payment for back rent ($11,298 .29) ,
interest payment ($862.83) , and payment for present rent ($3 ,415)
totalling $15,576.12 .
RECOMMENDATION
Staff recommends that the Moorpark Redevelopment Agency authorize
the Executive Director to execute a lease agreement subject to
final language approval of the Executive Director by and between
the Agency and Egg City and allow Egg City to sub-lease to Embly
Ranch.
