July 9, 1994 - City Council & Planning Commission Chairman Torres moved and Commissioner Miller seconded a motion to approve the minutes of July 9, 1994, and the minutes of May 8, 1995, with a revision to last paragraph of page 3. Applicant: West America Construction Corporation, 8929 Wilshire Blvd., #400, Beverly Hills, CA 90211 Proposal: Tentative Tract Map for a three -lot subdivision and Industrial Planned Development Permit for three industrial buildings. Continued from May 8, 1995 IPD 95 -1: The applicant is proposing to construct three industrial concrete tilt -up buildings as follows: Building No. Land Area Building Size (sa ft ) No. 1 54,860 sf 21,164 sf No. 2 85,205 sf 44,275 sf No. 3 163,160 sf 72,000 sf Tentative Tract Map No. 4986: The Tentative Tract Map is for an industrial subdivision on approximately 7 acres (net) acre parcel of land as follows: Parcel 1 Parcel 2 Parcel 3 1.26 (net) 1.97 (net) 3.77 (net) Location: The site of the proposed development is found southeast of the intersection Poindexter Avenue and the northward projection of Maureen Lane in Moorpark, California. The Assessor's parcel numbers are 511 -07 -04 and 511- 07 -03. Senior Planner, Paul Porter gave the presentation. Reference: Staff Report dated May 17, 1995. The public hearing opened at 7:20 p.m., and closed at 7:25 p.m.. Speakers included the applicant, Nick Brown, the architect, Michael Caley. The applicant, Nick Brown provided the Commission with a general overview of the projects design changes to buildings 1, 2, and 3. The applicant requested that a sidewalk condition, No. 40 be City of Moorpark, 799 Moorpark Avenue, Moorpark, California (805) 529 -6864, Extension 228 PC950522.ACT Steven Kueny, City Manager Planning Commission Actions of May 22, 1995 May 23, 1995 Page 3 changed to allow curvilenear sidewalks since the adjacent sidewalk to the west was also vutbilrnrst. He described to the Commission the architectural changes, i.e., accent colors, and banding, the use of columns, and a raised office area that acts as a parapet wall. The Commission concurred with the applicants design improvements. Commissioner Martens made a recommendation that future projects such as this one accompany project site photos to get a better perspective of the overall land use area. The Commission on a 5:0 roll call vote approved IPD95.1 with a revision to Condition No. 40 (to allow a meandering sidewalk) of page 11 of the Tentative Tract conditions. No discussion items were set for the Commissions agenda. Status Reports & Updates a. Mountain Meadows Commercial Development The Director provided the Commission with an oral status report of the Mountain Meadows Commercial site. He informed the Commission that the applicant, American Stores had submitted their application and that it was currently under review and expected to be before the Commission in 90 days. Chairman Torres inquired about those projects which may be a conflict of interest to those Councilmember and Commissioners. The Director said that staff will be directed to provide a map that identifies those projects that may be a conflict of interest. b. The project is expected to break ground within 60 days, and anticipates a completion date of January 1996.
