A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF MOORPARK, CALIFORNIA, RECOMMENDING
CERTIFICATION OF THE ENVIRONMENTAL IMPACT REPORT
AND APPROVAL OF RESIDENTIAL PLANNED DEVELOPMENT
PERMIT NO. PD -928, ON APPLICATION OF CALIFORNIA
COMMUNITY BUILDERS.
WHEREAS, on August 9, 1983, a legal hearing was held by the
Planning Commission of the City of Moorpark, California, on the matter of
Environmental Impact Report certification and Residential Planned Develop-
ment approval of Permit No. PD -928, on application of California Community
Builders; and
WHEREAS, on motion duly made, seconded and carried, the
Commission recommended certification of the Environmental Impact Report,
adoption of the findings proposed by staff, and conditional approval of the
subject Residential Planned Development, in that it was deemed appropriate
and compatible with the requirements of the City Planned Development
Ordinance;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
�- does hereby recommend to the City Council of the City of Moorpark that the
Environmental Impact Report be certified and the Residential Planned Develop-
ment Permit No. PD -928, for the construction of one- and two- story, single -
family residences and a recreational complex located adjacent and west of
Peach Hill Road, in the City of Moorpark, be approved subject to the attached
conditions.
Passed, approved and adopted this 9th day of August, 1983.

ADDITIONAL CONDITIONS RECOMMENDED BY THE PLANNING COMMISSION
26. That the plot plan be modified so that no two -story dwelling
unit is adjacent to the rear with a single -story dwelling unit within
the project to the south (Citation Homes).
27. That, in conjunction with the completion of improvements to
Peach Hill Road, a bicycle lane will be striped within the roadway.
28. That construction access to the project site shall be from
the west through Planned Community No. 3. Failing concurrence for
access from the adjacent property owner, heavy truck traffic on
Peach Hill Road shall be limited in hours of operation. The specific
hours of operation shall be determined by the Director of Community
Development, upon consultation with the applicant and the Moorpark
Unified School District, in order to minimize conflicts between school
buses and construction traffic.

and Chairman Hartley;
NOES: None;
ABSENT: None.
