DP -355 - Moorpark - Los Angeles Discussion: The proposed industrial development will contain approximately 19,992 square feet which incorporates 1,200 square feet of office and 18,792 square feet of manufacturing as the site plan delineates. The site contains a total of 46,800 square feet (1.0) acres on a 260' x 180' site). Access to the site via Gabbert Road. The architecture of the building is a low - profile with a maximum height of 19 feet. The concrete tilt -up building will be both sandblasted - Shasta White concrete and medium brown block which the colored elevations demonstrates. The building will be detailed with aluminum medium bronze store -front and bronze glass. Access to the rear of each bay will be provided by either roll -up doors or passage doors. Parking adheres to the new industrial development standards which states that manufacturing requires: one parking space per each 500 square feet of gross floor area (18,792 square feet requires 38 parking spaces) while office (Research and Development) requires one parking space for each 300 square feet of gross floor area: 1,200 square feet requires 4 parking spaces. Thus, a total required parking spaces would be 42 parking spaces. The site plan indicates a total of 47 parking spaces. both office and manufacturing comply with current development standards. The building setback also conforms to the new industrial standards. Hence„ the required front yard setback on Gabbert Road (major front street) is 30 feet which the plan illustrates.
