SUBJECT: Consider Bond Reduction for Tract 5321, CPD No.
2001 -01 (Zelman)
BACKGROUND
Tract 5321, is a Commercial Planned Development (CPD) No. 2001-
01. It is located south of New Los Angeles Avenue and east of
Miller Parkway. A vicinity map has been attached for reference.
DISCUSSION
The developer requests the reduction of the 3 sureties on file
with the City of Moorpark, associated with the above - mentioned
development (see attached chart).
These sureties guarantee the grading, erosion control, drainage
improvements and the payment of the contractors who built them.
Portions of the erosion control and drainage improvements
covered under these sureties are not yet complete. Staff
recommends that the grading bond be reduced to 10o and that the
drainage improvement and erosion control bonds be reduced to 500
of the face value of the bonds. The remaining 50o is sufficient
to guarantee the completion of the drainage improvements and
erosion control.
An amount equal to ten percent of the grading bond will be held
for a period of one year to guarantee the work should defects be
found.

#103849585 to 500, and #103849586 to 50 %.
2. Authorize the City Clerk to fully exonerate surety #103849584
for Tract 5321 one year after this approval of the reduction of
surety bond and upon written confirmation from the City Engineer
that no warranty work is required.
