Resolution No. 85 -256 permits the occupancy of 200 homes in the
Pacifica portion of Tract 2865/PD 851 prior to the start of the
twelve (12) month maintenance period. A combination of an
exce-Llent market for housing and the City's need for additional
p'Le—nina For park .improvements has resulted in Pacifica approaching
*.hp target of 200 homes prior to the planting of the park.
As you are aware, the transition of the park from passive to
active type improvements has required that the City undertake an
environmental review which .focused on noise and lighting impacts,
design of ballfield lighting and restroom /snackbar building and a
.revision of the grading plan and irrigation system. All of this
work is near completion and planting of the park is estimated to
occur in the late fall of 1986.
City staff reviewed Pacifica's sales and occupancy schedule and
it is projected that an additional 72 homes for a total of 272
could occur prior to the start of their twelve (12) month main-
tenance requirement. This would leave 37 occupancies until after
the start of the maintenance period.
Recommended Action
Adopt Resolution No. _ approving 72 additional occupancies

RESOLUTION NO.
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MOORPARK, CALIFORNIA, AMENDING SECTION 2 OF
RESOLUTION NO. 85 -256, PERTAINING TO CONDITION
NO. 19 OF RESIDENTIAL PLANNED DEVELOPMENT PERMIT
NO. PD -851 (PACIFICA CORPORATION)
WHEREAS, at its meeting of June 3, 1985„ the Moorpark
City Council adopted Resolution No. 85 -204, entitled:
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
MOORPARK? CALIFORNIA, APPROVING APPEAL NO. 91?
FILED BY PACIFICA CORPORATION REGARDING PLANNED
DEVELOPMENT PERMIT NO. PD -851; and
WHEREAS, the granting of Appeal No. 9 approved the
modification of Condition No. 19 of said Planned Development
Permit No. PD -851; and
WHEREAS, on December 2, 1985, the Moorpark City Council
adopted Resolution No. 85 -256, permitting a total of 200 occur
pancies upon execution of the agreement for improvement of Peach
Hlii Park. The remaining 109 occupancies were permitted upon
start of the twelve (12) months maintenance period for the park.
WHEREAS, Pacifica Corporation has requested, and it is
deemed by the City Council to be in the City's best interests, to
approve a further modification of said Condition No. 19;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
MOORPARK, CALIFORNIA, DOES RESOLVE AS FOLLOWS:
SECTION 1. Section 2 of Resolution No. 256, adopted by
the Moorpark City Council on December 2, 1985 and entitled as
set forth in the preamble to this Resolution, is hereby amended
to read as follows:
"SECTION 2. That said approval is hereby granted,
with the modification of Condition No. 19 as follows:
"That Pacifica be permitted 272 dwelling unit occupancies
at this time and upon the start of the twelve (12)
month maintenance period, all occupancies for the
Pacifica portion of PD -851 be permitted."
SECTION 2. That this resolution shall take effect
immediately.
