This is to inform you that Warmington Homes requested the
removal of this item from the agenda which was scheduled for
the October 6th meeting. Warmington had originally
requested a modification to the grading plan because of
difficulties encountered with the discovery of groundwater
during their operations. However, their soils engineer has
come up with an alternative solution which involves the
construction of a "buttress fill ". This proposal has been
submitted by a qualified soils engineering firm and received
our review and approval. The fill slope will be placed at
the some location as originally shown on the approved
grading plan for this tract. The handling of this matter is
consistent with the recently adopted Guidelines for grading
plans. Hence, it will not be necessary to bring this matter
before the City Council.

Grading of the Southerly Slopes of Lots 9 through
12 Within Tract 3019 (Warmington)
BACKGROUND INFORMATION
Recently, it was brought to our attention by the developer's
engineer that the above subject slopes within Tract 3019
should be changed from what was originally designed (see
attached exhibits) . The soils engineer has recommended
these slope changes after certain field conditions were
discovered during grading operations.
Apparently, during grading operations, seepage of subsurface
water in the midportion of the slope face was observed. The
soils engineer has stated that if the slope is to remain at
the 1 -1/2 : 1 gradient as currently designed, substantial
surficial erosion is likely to occur. He is, therefore,
recommending cutting back the slope to a 2 -1/2 : 1 gradient,
thus decreasing the potential for surficial erosion.
By cutting the slope back as the soils engineer recommends,
the top of the slope would move anywhere from 15 to 100 feet
further back from where it was originally planned, depending
on which lot you look at (refer to attached exhibit). It
would also cut into existing 20% or steeper slopes that
these lots back up against.
In discussing this matter further with the soils engineer
with regard to alternate construction methods, it was
discovered that any other type of construction would result
in extensive engineering and construction costs and could
still have the possibility of slope erosion problems in the
future.

This item is brought to your attention because of the
recently adopted grading policy which requires that final
grading be in substantial conformance with the original
grading concept. Since the grading in this area would not
be in substantial conformance with the original grading
plan and that the proposed change requires grading in 20%
slopes, we felt that you should have an opportunity to
comment on the proposed change.
RECOMMENDED ACTION
This item is an informational item only and should be
received and filed along with any comments regarding the
subject matter.
