The appeal period ends October 24, 1986, on this request. At its October 8, 1986 meeting, the Planning Commission con- curred with the requested Minor Modification. In the event the Council wishes to amend or disapprove the action on the matter, the Council may act on this item at its October 20, 1986 meeting. If the Council concurs with the Planninq Commission, then no formal action is necessary. Recommended Action Receive and file. RPD -857 U.S. Condominium - Request for Minor Modification Background The above tract was approved by the County of Ventura, prior to the city of Moorpark's incorporation. This tract consists of 92 units. Of the 92 units, ten were originally proposed to be single family detached units, and the remaining 82 units would have been attached (41 buildings in a duplex construction with a zero lot line arrangement). However due to market demand in the earlier phases of the tract the developer is requesting a change in the proportion of attached and detached units. This request is to increase the number of detached units to 52 and decrease the amount of attached units to 40. 1) i crIICcinn The requested changes from attached units to detached units will only occur where the five feet sideyard requirements can still be met. No changes in lot lines would be required. The elevations of the "newly created" detached units will be the same elevations of the already approved detached units. No architectural changes will be required as a result of this request. TR- 3070 -4 /RESIDENTIAL PLANNED DEVELOPMENT PERMIT NO. RPD -857 U.S. Condominium - Request for Minor Modification 1. In the event the Commission feels that this request is reasonable and the Commission has no objections it may approve of the Minor Modification as presented, or 2. It may amend the Minor Modification to the Commission's satisfaction, or 3. The Commission may disapprove the Minor Modification altogether. 4. If the Commission is of the opinion the request is of signi- ficance to the surrounding property owners, it may set a public hearing on this matter, Recommended Action Approve the Minor Modification request. No action on the part of the Commission is necessary.
