Dennis Delzeit, City Engineer July 29, 1987 Agreement to Construct Improvements and Approval of Final Map for LDM -8 BACKGROUND INFORMATION The subject parcel is located on Goldman Avenue between Maureen Lane and Shasta Avenue. A location map is enclosed for your reference. The parcel map represents the subdivision of 9.5 acres into 15 parcels for industrial use. The tentative parcel map was approved by the City of Moorpark Planning Commission on August 13, 1986. The conditions of approval for the parcel map have been satisfied along with all requirements prior to recordation. The grading, street, and storm drain plans are presently undergoing minor revisions and should be approved within one week. The parcel map conditions require the developer to obtain easements for the offsite construction of a cul -de -sac at the northeast corner of the property (Kazuko Court) and a road connecting Maureen Lane with the west side of the property (Hertz Street). The location of these easements are shown on Exhibit "B ". The parcels are being developed by Annotti Associates, and will be provided water and sewer services by the Ventura County Waterworks District No. 1. 799 Moorpark Avenue Moorpark, California 93021 (805) 529 -6864 Page -2- Included in this final submittal are the following items: 1. Parcel Map LDM -8. 2. Agreement for Construction of Improvements. 3. Easement Deeds for Public Right -of -Way on Kazuko Court and Hertz Streets. 4. Bonds (to be placed on file with the City Clerk). Type Amount Surety Bond Number Monument $ 12,000 AMWEST 1119727 Performance and Payment $310,000 AMWEST 1119726 Grading $ 39,000 AMWEST 1119725 RECOMMENDED ACTION - Approve parcel map for LDM -8 and authorize the Mayor to sign the title sheet accepting for public use of the right -of -way for all streets, the easement for storm drainage, and all rights of ingress and egress as shown on the map. Authorize the Mayor to sign the agreement for construction of improvements and direct the City Clerk to retain the original agreements and return an executed copy to the developer and surety company. Authorize the City Clerk, on behalf of the City, to execute the "Certificate of Acceptance" for the Easement Deeds.
