GENOVESE City Treasurer Development 00�01 DEVELOPMENT PLAN PERMIT NO. 302 - MINOR MODIFICATION (Gershenberg) BACKGROUND On May 22, 1985, the City Council adopted Resolution No. 85 -201 authorizing a 104,840 square foot industrial building on 6.1 acre site. The property is located on the north side of Los Angeles Avenue at the extreme westerly City limits. In the staff report on this item a second phase was intended of approximately the same size. However, no further mention was made in the report or in the conditions of approval how the second phase would be accommodated. It has been determined recently that the second phase should be treated as a major modification. The building was originally intended to be occupied by Woodcrest Carpet Mills, Inc. It is now due to be the location of American Products, Inc. a swimming pool equipment manufacturer. DISCUSSION In preparation for the major modification, certain minor adjustments to the parking areas will be required, since the second phase will occupy ground space where parking is presently to be located for the existing building. The attached set of three site plans show the existing approved site plan for Phase I of DP -302. The second sheet shows the proposed interim parking plan. Some of this parking will actually be a portion of the permanent parking for the proposed second phase. The third sheet shows the final configuration of the site plan at the conclusion of the second phase. 799 Moorpark Avenue Moorpark, California 93021 (805) 529 -6864 The Honorable City Council August 27, 1987 Page 2 The major modification will require staff processing of the project as if it were an entirely new case. To unable Phase I to prepare for occupancy in the next few months it is necessary to have the interim parking plan approved expeditiously. Therefore, staff has recommended that the interim parking plan be treated separately from the major modification. It is staff's opinion that the interim parking plan is acceptable and the modification to the originally approved site plan is minor. RECOMMENDATION 1. Receive and file, or 2. If the Council feels that the proposed interim parking plan is significant, it may set the matter for a public hearing so that affected neighboring owners and others may be heard.
