GENOVESE City Treasurer Agreement to Construct Improvements and Approval of the Final Map for Tract 3963 -3 (Griffin Homes) BACKGROUND INFORMATION The subject tract is located in the Moorpark College area. A vicinity map is attached for your reference. The final map represents a subdivision of 77.2 acres into 69 lots for the development of single family units. The tentative map was approved by the City of Moorpark Planning Commission on October 16, 1985 and was subsequently approved by the City Council on February 18, 1986. The conditions of approval for the tentative map have been satisfied and all of the requirements precedent to recordation have been fulfilled. The tract is being developed by Griffin Homes and will be provided water and sewer services by the Ventura County Waterworks District No. 1. Included in this submittal are the following items: 1. Final map for Tract 3963 -3 (on file in the Office of the City Clerk). 2. Agreement for Construction of Subdivision Improvements. 3. As a part of Tract 3963 -3 improvements, the Developer is exchanging some land with the Ventura County Flood Control District. The land being offered to the Flood Control District for flood control facilities is shown on the Tract Map. In exchange, the Ventura County Flood Control District is offering a portion of the Pecan Avenue right -of -way to the City of Moorpark. The portion of land being offerred is no longer needed by the Flood Control District with the construction of the new flood control facilities. The grant deed for this dedication is enclosed. Griffin Homes was originally required to complete Collins Drive from Campus Park Drive to Moorpark College prior to the 70th occupancy in the tract. Because of problems obtaining right -of -way between Campus Park Drive and the southern tract boundary, the construction of Collins Drive in this section was deferred until January 15, 1989. RECOMMENDED ACTION - Approve the final map for Tract 3963 -3 and authorize the Mayor to sign the title sheet accepting for public use the right -of -way for all streets, the necessary rights for ingress and egress and the easements for public service purposes and storm drain purposes as shown on the map.
