SUBJECT: DEVELOPMENT PLAN PERMIT NO. 392 (CC &F /TELEDYNE LAARS)
REQUEST FOR MINOR MODIFICATION TO INSTALL OUTDOOR
MECHANICAL EQUIPMENT
Background
On July 15, 1987 the City Council adopted Resolution No. 87 -404
approving a Development Plan Permit for a 200,097 sq.ft. industrial
building at 6080 Condor Drive. The building was approved for
occupancy by the Community Development Department on March 9,
1988.
Discussion
Now that the business owner, Teledyne Laars, is ready to move
into the completed building, certain additional work that the owner
requires is now necessary. This is beyond what was the
responsibility of the developer to provide. Specifically, three
items of mechanical equipment are necessary, prior to the
commencement of operation of the business; an air compressor, a
cooling tower, and liquid propane tanks. These items are proposed
to be located outdoors (they will not function indoors) at the rear
of the building. The location is proposed to be in an existing
landscaped planter which will enable the equipment to be screened
and landscaped in addition to the existing landscaping.

The cooling tower is the tallest of the three items of equipment at
a height of 15 ft. A black anodized fence in the range of 6 to 8
ft. will be located four ft. from the planter curb to partially
obscure the equipment. The height of the compressor is 4 ft. and
the height of the propane tank is 5 ft.
The Director of Community Development has reviewed this request
for a modification and deemed it to be minor. Past practice has
been to allow the Council to set a minor modification for a hearing
if it feels the proposed change to be significant. If the Council
takes no action, then the Directors decision stands.
