Richards, Director of Community Development DATE: December 23, 1987 SUBJECT: DEVELOPMENT PLAN PERMIT NOS. 338 -347 & 349 -353 (ANNOTTI) - LOADING ZONES Background At the December 16, 1987 City Council meeting the issue of loading zones associated with the above development permits was reviewed by the Council. At that meeting the Council request the staff and applicant to meet with the City's Public Works Committee to resolve the location of loading zones along the east property line. This action was brought about because of concerns with truck interface with adjacent residential uses. Discussion Pursuant to the Council's direction a meeting was held with the Public Works Committee, applicant and Director of Community Development. Resolution of -the loading zone relocation away from the east property line was accomplished in the following manner (also shown on the attached map): 1. To take loading directly from the street on Building No. 1. 2. On Buildings 2, 3, 6, and 7 the loading zone was moved towards the street and setback just far enough to preclude truck turning movements in the street. 3. Buildings 3 and 4 were of some concern inasmuch as the relocation of the loading zone towards the street eliminated two parking spaces. PJR: r.rl 799 Moorpark Avenue Moorpark, California 93021 (805) 529 -6864 ANOTI/D /CHRONI Page 2 The Public Works Committee was of the opinion that a reduction in parking spaces to relocate the loading zone was appropriate. The applicant has submitted a request for a minor modification to accomplish this end. Please note the comment next to Buildings 3 and 4 on the attached map. Recommendation 1. Approve the applicants proposal for the inclusion of loading zones into the above development permits. 2. Take no action regarding the Directors interest to approve a minor modification so as to reduce the required parking on Building 3 and 4 by two (for each building).
