SUBJECT: RESIDENTIAL PLANNED DEVELOPMENT PERMIT NO. 1058
REQUEST FOR A MINOR MODIFICATION
Background
On April 1, 1987, the Council approved a residential planned
development permit for a 22 lot subdivision (the tract map was
approved by the County, just prior to incorporation) . Of the 22
lots, a mix on nine (9) two story homes and thirteen (13) one story
homes was approved by the Council. Great sensitivity was given
as to the location of the two story floor plans because all single
story homes exist to the rear. Since the approval nearly a year
ago, the applicant is requesting that a change be authorized to the
approved site plan.
Lots 1 -2, 5 - 9 and 12 are proposed to change the floor plans
within these lots. The changes are such that the two story models
will still remain in their originally approved locations. The same
exists for the one story units.
Staff has reviewed this matter and is of the opinion that no
detrimental effects will occur as a result of the proposed change.
The Director has deemed the proposed modification to be minor.
Past practice has been to allow the Council the opportunity to set
a minor modification application for a public hearing if it
considers the matter to be significant. If the Council takes no
action on this matter then the Director's decision stands.
