GENOVESE City Treasurer Time Extensions for Construction of Subdivision Improvements At the time of approval for final tract maps, agreements are entered into between the developer and the City of Moorpark for construction of subdivision improvements. These agreements require the completion of all improvements within 15 months after the tract map is approved. Due to the scale of the project, construction scheduling, or the economic environment, the developer is sometimes unable to complete the subdivision improvements within the 15 month time frame. Therefore, it is a standard procedure in the processing of these developments to grant time extensions during the construction period ur_til a project is completed. Below is a list of projects within the City of Moorpark which require time extensions of these agreements at this time: Tr. 2865, 1 -3 (Pardee) Tr. 3019 (Warmington) Tr. 3525 (Warmington) Tr. 3032 -4 (UWC) Tr. 3998, 1 -4 (UWC) Tr. 4140, 1 -6 (UWC) Tr. 4141, 1 -6 (UWC) Tr. 4142, 1 -8 (UWC) Tr. 3306 (Glenhaven) Tr. 3070 -4 (U.S. Condo) Tr. 4170/3070 -5 (U.S. Condo) Tr. 3963 -1 (Griffin) Tr. 4037 (Calprop) PD 1010 (Palmer) PM 3930 (Brossard) DP 291 (Whale) 799 Moorpark Avenue Moorpark, California 93021 (805) 529 -6864 Page —2— All these projects with their related improvements are under construction and there are no obstructions to existing public access. A review of these projects indicates that the existing improvement securities are adequate to cover the cost of the remaining construction of the improvements. Based on the foregoing, it is felt that the granting of these time extensions will not cause any undue hardship to the public and will at the same time facilitate the developers orderly completion of the project. The "Time Extension to Agreement to Construct Improvement" forms are on file with the City Clerk. RECOMMENDED ACTION It is recommended that the City Council authorize the Mayor to extend the time for completion of the subdivision improvements as listed herein and on file with the City Clerk.
