SUBJECT: DEVELOPMENT PLAN PERMIT NO. DP -334 MINOR MODIFICATION NO. 2 (BEL
AIR SHEET & TUBE)
Background
On June 23, 1986 the City Council approved Development Plan Permit
No. DP -334, a 110, 000 sq.ft. industrial building at the southeast
corner of Gabbert Road and Commerce Avenue.
Discussion
At present the building occupant, Bel Air Sheet and Tube, is in
need of altering the loading facilities at the rear of the
building. To access the loading areas easier, one loading dock
will necessitate recessing the dock into the building approximately
30 ft. Another loading door will need to have a truck well created
for improved access. Both changes will also afford the opportunity
to reduce the visibility of trucks using the rear loading areas.
Presently this area is highly visible from Los Angeles Avneue. The
proposed changes are indicated on the attached site plan and
elevations (Exhibit 2). No reduction in parking will occur.
In addition to the above, the applicant is willing to provide
increased landscaping on Los Angeles Avenue to improve the visual
impact of the Los Angeles Avenue view of the building. However, a
landscape plans for this improvement has not yet been prepared.

The Director of Community Development has reviewed the proposed
modification and has approved it subject to approval of increased
landscaping. Pursuant to resolution no. 86 -276, the Director has
the authority to approve minor modifications. The Director's
approval is subject to the attached condition of approval (Exhibit
1). This matter is being presented to the Council as a courtesy.
In the event the Council wishes to appeal the Director's decision,
it may do so. Should the Council desire to appeal, it should set a
public hearing date. The next available meeting date would be the
Council's regular meeting of October 5, 1988. If the Council takes
no action then the Director's decision stands.

1. Prior to issuance of a zoning clearnace a landscape and
irrigation plan shall be submitted to the Ctiy for review and
approval. The purpose of the landscape plan shall be to
obscure the view of the loading areas from Los Angeles Avenue.
