Richards, Director of Community Development DATE: December 21, 1988 (CC meeting of 1/4/89) SUBJECT: LOT LINE ADJUSTMENT 88 -5 - GRIFFIN HOMES Background The Council has previously approved Tract Map 3963 and Residential Planned Development Permit No. 1041 to enable construction of Griffin's "Campus Hills" housing project. The first phase of the project (139 units) has been completed. Griffin Homes has received allotments for and is currently building Phase II of the tract. On November 30, 1988 Ramseyer and Associates (the project engineer) submitted a lot line adjustment request to modify the property lines of three lots. nicriiccinn The current request is to increase the lot area of lots 211, 212, and 213 of Tract 3963 -2. Some area would be deleted from the open space lot (Parcel D), a reduction from 35.22 acres to 35.20 acres (a total of 880 sq.ft.). The area added to each lot would be as follows: Lot 211 - 70 sq.ft. Lot 212 - 447 sq.ft. Lot 213 - 363 sq.ft. The reason for this request is to bring these parcels into compliance with the cities setback requirements. The Director of Community Development has reviewed the proposed lot line adjustment and has considered it for approval. Pursuant to Resolution No. 86 -276 the Director has the authority to approve lot line adjustments. In the event the Council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a public hearing date.
