SUBJECT: PD -1041 GRIFFIN HOMES (TRACT 3963) - MINOR MODIFICATION NO. 7
Background
Planned Development Permit No. 1041 and Tract No. 3963 were approved for a
total. of 484 units to be completed in four phases. The product line which
was approved included two types of houses: the Classics (1,326 to 1,767
sq.ft.) and the Estates (1,831 to 2,786 sq.ft.). Phase 1. and III were
Classics and Phases II and IV included a mix of Classics and Estates.
Phases I and III are completed, occupied, or near completion at the present
time.
Discussion:
During June, 1989, Griffin Homes requested 1 114 allotments (1.31 for Phase IV
and 3 for the buildout of the lots in Phase I) from the City for 1.989. As
part of the request, Griffin Homes asked that Phase IV be modified to have
all 131 units as Estates model types rather than the mix originally
approved of 60 Classics and 71 Estates.
The Council approved the request for 134 allotments and the mix change,
subject to approval of a minor modification. The mix would include 5
Classics (3 in Phase I and 2 in Phase IV) and the balance consisting of
Estates. In consideration for this change, 5 Classics would be sold to
first time buyers with criteria being established by the City Council.
This minor modification will amend Phase 4 to 129 Estates and 2 Classics
and change the mix in the Phase 1 remaining 3 lots.
The Director of Community Development has reviewed the proposed
modifications and intends to approve it. Pursuant to Resolution No. 88 -52.3,
the Director has the authority to approve Minor Modifications. This matter
is being presented to the Council as a courtesy. In the event the Council
wishes to appeal the Director's decision, it may do so. Should the Council
decide to appeal, it should set a public hearing date. If the Council takes
no action, the Director's decision. stands.
