SUBJECT: APPEAL NO. 93-5 OF CONDITIONAL USE PERMIT NO. CUP-1633 MINOR
MODIFICATION NO. 3 (SOUTHERN CAUFORWA EOISON)
Background:
Conditional Use Permit No. 1633 Minor Modification No. 3 was approved by the Director of
Community Development on September 8, 1993. On September 22, 1993 this item was
heard by the Council. The Council appealed the Director's decision and set a public hearing
date of October 20, 1993. A notice of pubic hearing was placed in the Moorpark New-Mirror
on October 7, 1993, and notices of public hearing have been mailed to all required property
owners.
Recommendation:
Direct staff as deemed appropriate.

Subject: Consider Conditional Use Permit i633 Minor Modi.iication
No. 3 (Edison) , request to construct a 5,414 square foot
addition to an existing control building located at the
Southern California Edison substation at Los Angeles
Avenue and Gabbert Roads.
Background
Conditional Use Permit 1633 was approved by the County of Ventura
Board of Zoning Adjustment on September 4, 1962 for the
construction of an electric power transmission substation. Minor
Modifications No. 1 and 2 were approved by the County for a time
extension for completion and construction of a neiicopter landing
pad. The subject site is at the northwest corner of Los Angeles
Avenue and Gabbert Road. The site is 40.68 acres in size and
contains an existing 4,970 building usea as an oLfi.ce, equipment
and control room, as well as the power transmission equipment
lines.
Discussion
This request for a Minor MoaiLication to CUP 1033 is for the
construction oL a 5,414 square Loot single story addition to the
existing one story builaing. 1-he adaition consists of a 1,470
square foot test and conference room on the east side of the
building, and a 3,944 square loot adaitiion on the west side, to LDe
used as a control room, bathrooms, storage ana lockers. This
proposed modification meets ali applicable zoning cone
requirements.

Background

pad. The subject site is at the northwest corner of Los Angeles
Avenue and Gabbert Road. The site is 40.0£3 acres in size and
contains an existing 4,970 building used as an office, equipment
and control room, as well as the power transmission equipment
lines.
Discussion
This request for a Minor Modification to CUP 1633 is for the
construction of a 5,414 square foot single story addition to the
existing one story building. The addition consists of a 1,470
square foot test and conference room on the east side of the
building, and a 3,944 square foot addition on the west side, to be
used as a control room, bathrooms, storage and lockers. This
proposed modification meets all applicable zoning code
requirements.
