Richards, Director of Community Development Date: January 8, 1992 (CC meeting 2/5/92) Subject: PD 857 Minor Modification No. 2 (Johnson) Background Tentative Tract No. 3070 and related Planned Development Permit No. 857 were approved by the City Council on November 16, 1983 for the construction of 207 single family homes and 160 multi - family units by U.S. Condominium (now A &R Development). The subject site is located at 14703 Reedley Street. Discussion This request for a Minor Modification to PD 857 is for the construction of an addition to an existing single story residence. This proposed addition consists of a 143 square foot new bedroom. The Director of Community Development intends to condition this request for a Minor Modification to require that the exterior colors and materials for the proposed addition be the same as the existing residential structure. The Varsity Park Patio Homeowners Association approved the modification on December 27, 1991. This proposal has been reviewed by the Director of Community Development who intends to approve it on January 27, 1992, with the appeal period ending on February 6, 1992. Pursuant to Resolution No. 88- PAUL W. LAWRASON JR. BERNARDO M. PEREZ SCOTT MONTGOMERY ROY E. TALLEY JR. JOHN E. WOZNIAK Mayor Mayor Pro Tem Councilmember Councilmember Councilmember 523 the Director has the authority to approve Minor Modifications. This matter is being presented to the Council as a courtesy. Should the Council, or any other party, desire to appeal the Director's decision, a public hearing should be scheduled. The next available hearing date is March 4, 1992. If the Council takes no action, then the Director's decision stands. In the interest of improving service to the community the Director will approve this application prior to the hearing date. This will eliminate the need for the applicant to wait an additional ten days during the appeal period, while still allowing the Council the opportunity to appeal.
