Subject: Lot Line Adjustments 92 -1 through 5, Minor Modifications
PD 1071 Nos. 2 -6 (Urban West Communities Tr. 4341)
Background
On January 21, 1992 Urban West Communities filed Lot Line
Adjustments 92 -1 through 92 -5 (and corresponding Minor
Modifications 2 through 6 to PD 1071) to Tract 4341. This request
is to adjust the property lines between lots 123, 129, 130, 141,
142 and lot "Q" (the open space lot). The purpose of these Lot Line
Adjustments is to insure that that property lines match the lots as
graded. In addition, these Lot Line Adjustments will place the rear
property line immediately adjacent to the drainage ditches at the
base of the slopes so there is no "dead space" between the rear
property walls and the fence for the ditches. These adjustments
will increase the size of the rear yard area. The chart below
illustrates the current and proposed lot sizes:

All required legal documents have been reviewed by the City
Engineer. The Community Development Department has reviewed the
request and determined that it meets all applicable codes and
resolutions.
The Director of Community Development intends to condition this
request for Minor Modifications to require that 1) Urban West
Communities revise the approved Fence and Wall plan to reflect
these Lot Line Adjustments and any changes and updates required by
the Community Development Department 2) All fences and walls be
built in conformance with the revised Fence and Wall Plan.

The Director of Community Development intends to approve the Lot
Line Adjustments and Minor Modifications on April 28, 1992.
Pursuant to Resolution 88 -523 the Director has the authority to
approve Lot Line Adjustments and Minor modifications. This matter
is being presented to the Council as a courtesy. In the event that
the Council wishes to appeal the Director's decision, it may do so.
Should the Council desire to appeal, it should set a public hearing
date. The next available hearing date is June 3, 1992. If the
Council takes no action then the Director's decision stands.

LEGAL DESCRIPTION
All of Lot 123 and a portion of Lot "Q" of Tract 4341 -4, in the City of
Moorpark, County of Ventura, State of California, as shown on that Map
recorded in Book 118, Page 31 of Miscellaneous Records (Maps) in the office of
the County Recorder of said County described as follows:
Beginning at the southeast corner of said Lot 123, being the southerly
terminus of the line having a bearing and distance of "North 60 45' 14" West
103.25 feet" recited on said map; thence, along said line,
1st North 60 45' 14" West 103.25 feet to the northeast corner of said Lot;
thence
2nd South 81042' 40" East 37.09 feet; thence
3rd South 14026' 19" West 54.42 feet; thence
4th South 0038' 28" West 36.43 feet; thence
