The subject site is located at 12874 Williams Ranch Road. The proposed room addition is on the east side of the house, setback 49' from Williams Ranch Road. Discussion This request for a Minor Modification to PD 1021 is for the construction of a 425 square foot single story addition to an existing one story single family dwelling. The addition consists of enlargement of the formal dining room, breakfast nook and a new office. On June 22, 1992 the Homeowner Association approved the request. All adjacent neighbors have approved the addition. The Interim Director of Community Development intends to condition this request for a Minor Modification to require that the exterior colors and materials for the addition be the same as the existing residential structure. This proposal has been reviewed by the Interim Director of Community Development who intends to approve it on August 5, 1992, with the Appeal period ending on August 20, 1992. Pursuant to Resolution No. 88 -523 the Director has the authority to approve Minor Modifications. This matter is being presented to the Council PAUL W. LAWRASON JR. JOHN E. The next available hearing date is September 19, 1992. If the Council takes no action, then the Director's decision stands. In the interest of improving service to the community, the Director will approve this application prior to the hearing date. This will eliminate the need for the applicant to wait an additional fifteen days during the appeal period, while still allowing the Council and public the opportunity to appeal.
