MOORPARK 799 Moorpark Avenue Moorpark, California 93021 M E M O R A N D U M To: Honorable City Council From: William Phelps, Director of Date: August 3, 1992 (CC meeting Subject: Lot Line Adjustment 92 -16, No. 1 (Layland) Background (805) 529 -6864 MOORPARK, CALIFORNIA Clty Council Meeting of 199 a ACTION: Community Development 8/19/92) Minor Modifications PD 1054 On June 2, 1992, David Layland filed Lot Line Adjustment 92 -16 (and Minor Modification No. 1 to PD 1054) to Tract 4141. This request is to adjust the property lines between lot 229 (Mr. Layland's property, 11520 Flowerwood) and lot 230. Lot 230 (11508 Flowerwood) is owned by Donand Shirley Carmichael. The purpose of this Lot Line Adjustment is to provide a larger rear yard for lot 229. In addition, the proposed lot line will better match the topography of the site as well. The chart below illustrates the current and proposed lot sizes: Lot Number 229 230 Present Lot Size 10,397 sq.ft. 39,526 sq.ft. Proposed Lot Size 10,772 sq.ft. 39,208 sq.ft. All required legal documents have been reviewed by the City Engineer. The Community Development Department has reviewed the request and determined that it meets all applicable codes and resolutions. The Director of Community Development intends to approve the Lot Line Adjustment and Minor Modification on August 5, 1992, with the appeal period ending August 20, 1992. Pursuant to Resolution 88 -523 the Director has the authority to approve Lot. Line Adjustments and Minor modifications. This matter is being presented to the Council as a courtesy. In the event that the Council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a public hearing date. (LAYLAND /CARMICHAEL) As requested we have reviewed the lot line adjustment referenced above and have found it technically acceptable to this departments requirements. Remind the applicant that each original to be recorded must be wet signed and stamped.by the engineer responsible for the descriptions and diagrams., Also mention that they will need to record the description and diagram as an exhibit to their deed.
