Background
On April 7, 1992, Urban West Communities filed Lot Line Adjustments
92 -6 through 92 -15 (and corresponding Minor Modifications to PD
1071) to Tract 4341. This request is to adjust the property lines
between lots 107, 108, 109, 110, 111, 112, 113, 114, 115, 116 and
lot Q ( the open space lot) . As approved, a 'dead space' exists
between the f ence at the back of the lots and the fence by the
drainage channel behind the lots. This request will adjust the
property lines to match the drainage channel, so only one fence
will be needed. Eliminating the dead space will improve safety and
ease of maintenance. The space behind the lots is flat enough to
increase the amount of useable space for the property owner.
Drainage in the added property can be easily contoured to flow to
the street, rather than the drainage ditch. The drainage ditches
will be maintained by the Homeowners Association. All the lots
are currently owned by Urban West. The chart below illustrates the
current and proposed lot sizes:

All required legal documents have been reviewed by the City
Engineer. The Community Development Department has reviewed the
request and determined that it meets all applicable codes and
resolutions.
The Director of Community Development intends to approve the Lot
Line Adjustment and Minor Modification on August 5, 1992, with the
Appeal period ending August 20, 1992. Pursuant to Resolution 88-
523 the Director has the authority to approve Lot Line Adjustments
and Minor modifications. This matter is being presented to the
Council as a courtesy. In the event that the Council wishes to
appeal the Director's decision, it may do so. Should the Council
desire to appeal, it should set a public hearing date. The next
available hearing date is September 19, 1992. If the Council takes
no action then the Director's decision stands.
