CALIMC, N'r, y Council Meeting 1990 FICTION: By �� To: Honorable City Council From: Jim Aguilera, Director of Community Development -/10-- Date: December 1, 1992 (CC meeting 12/16/92) Subject: Lot Line Adjustment 92 -17 (Guny) Background On July 22, 1992, Abe Guny filed Lot Line Adjustment 92 -17 to Parcel Map 4278. This request is to adjust the property lines between parcels 2 and 3, both of which are owned by Mr. Guny. The purpose of this Lot Line Adjustment is increase the amount of land in Parcel 3 to allow a 4 lot subdivision. Currently Parcel 3 is exactly 20 acres, which is not large enough in net acreage to allow a 4 lot subdivision. Parcel 2, which is being reduced in size, will meet code requirements upon approval of the Lot Line Adjustment. The applicant has filed Tract 4773 with the City, requesting a 4 lot subdivision of Parcel 3. The proposed lot line falls in a steep ravine, which is undevelopable for both parcels. The chart below illustrates the current and proposed lot sizes: Lot Number Present Lot Size Proposed Lot Size 2 21.65 acres 20.68 acres 3 20.00 acres 20.97 acres All required legal documents have been reviewed by the City Engineer. The Community Development Department has reviewed the request and determined that it meets all applicable codes and resolutions. The Director of Community Development intends to approve the Lot Line Adjustment on December 15, 1992, with the appeal period ending December 30, 1992. Pursuant to Resolution 88 -523 the Director has the authority to approve Lot Line Adjustments. This matter is being presented to the Council as a courtesy. In the event that the Council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a public hearing date. The next available hearing date is January 20, 1993. If the Council takes no action then the Director's decision will stand. PAUL W LAWRASON JR JOHN E. (GUNY) As requested we have reviewed the lot line adjustment referenced above and have found it technically acceptable to this departments requirements. Remind the applicant that each original to be recorded must be wet signed and stamped by the engineer responsible for the descriptions and diagrams . Also mention that they will need to record the description Lad diagram as an exhibit to their deed.
