This request is to adjust the property line for parcel 64. Urban West Communities owns lot 64. Lot S (adjacent to Lot 64) is owned by the City, and is part of the buffer area between West Ranch and Home Acres. The purpose of this Lot Line Adjustment is to remove a small triangular portion of Lot 64 to accommodate the redesign of Shadyridge Street which was required due to the dedication to the City of the buffer area. This Lot Line Adjustment will reduce the size of Lot 04 by approximately 108 square feet. The 108 sq. ft. will then become part of the public. riP W of wav . The lot conforms with all the requirements of the Residential Planned Develol)6mem zone. As an unrelated issue, staff has discovered that Lot S is bisected by a block wall built by Urban West Communities. It was the intent of Urbarr West to have the Homeowners Association maintain the area east of the block wall, howevej . the entire lot belongs to the City. Staff will seek a resolution of this encroachment with urban West and will address this issue with the City Council at a later date. All required legal documents have been reviewer d and approved by the City Engineer. The Community Development Department has revic%k A the request and determined that it meets all applicable codes and resolutions. The Director of Community Development approved the Lot Line Adjustment on June 30, 1994, with the appeal period ending July 16, 1994. Pursuant to Resolution 88 -523 the Director has the authority to approve Lot Line Adjustments 'his matter is being presented to the Council PAUL W. In the event that the Council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a hearing date.
