SUBJECT: PD 903 Minor Modification No. 1 (Jerome)
Background
Tract No. 2851 and related Planned C:ievelopment Permit No. 903 were
approved by the Board of Supervisor; of the County of Ventura on
September 18, 1979. These permits were for the development of 73 single
family houses by Griffin Homes. The address r.f the project site is 6733
Pecan Avenue.
Discussion
This request for a Minor Modification is io construct an 817 square
foot, two story addition to an existing n- sidence An enlarged dining room
and living room on the ground floor is p oposed, with two bedrooms and a
bathroom on the second floor. This proposed addition would be in the front
of the house and would match the arc-iitecturai style of the surrounding
homes. Houses within this tract were -)nstr�ic,,ed with a zero lot line on
one side and a 10' side yard on the c;, 'Ier front yard setbacks that
average approximately 15- With ttiT propc�;ed addition all required
setbacks will be met, with a side yard s(-tback c. 9' 8" and maintaining the
existing 15' front yard setback. No 1-1 meowrt�rs Association exists for
this tract.

The Director of Community Development intends to condition this request
for a Minor Modification to require that the colors and materials for the
proposed addition be the same as the existing residential structure.
The Director of Community Development has reviewed the proposed Minor
Modification and intends to approve it with the above condition in place.
Pursuant to resolution No. 86 -523, the Director has the authority to
approve Minor Modifications. This natter is being presented to the
Council as a courtesy. Should the Cou icil desire to appeal the Director's
decision, a public hearing should be s&,eduled. The next available public
hearing date is September 4, 1991. J the Council takes no action, then
the Director's decision stands.
