Richards, Director of Community Development Date: August 13, 1991 (CC meeting 8/21/91 ) Subject : PD 851 Minor Modification No. 5 (D&M Construction) Background Tentative Tract No. 2865 and related Planned Development Permit No. 851 were approved by the City Council on October 19, 1983 for the development of 309 single family homes developed by the Pacifica Corporation. The subject site is located within Tract 2865 at 13761 Donnybrook Lane. Discussion This request for a Minor Modification to PD 851 is for the construction of an 1 ,131 square foot second floor addition to an existing residence. The proposed addition consists of a conversion of the existing master bedroom to a family room on the ground floor and a new master bedroom, third bedroom, and two bathrooms, on the second floor. The Director of Community Development intends to condition this request for a Minor Modification to require that 1) the colors and materials for the proposed addition be the same as the existing residential structure 2) the new fireplace has a termination cap approved by the Building and Safety Department. Three of the four adjacent houses are two floor designs. All affected neighbors have received notification by the applicant, and the Homeowners Association has approved the modification. PAUL W. The Director of Community Development has reviewed the proposed modification and intends to approve it on August 22, 1991 with the appeal period ending on September 6, 1991 . Pursuant to Resolution No. 88-523 the Director has the authority to approve Minor Modifications. This matter is being presented to the Council as a courtesy. Should the Council, or any other party, desire to appeal the Directors decision, a public hearing should be scheduled. The next available hearing date is September 18, 1991 . If the Council takes no action, then the Director's decision stands.
