SUBJECT: PD 1041 Minor Modification No. 10 (Griffin)
Background
Tract No. 3963 and related Planned Development Permit No. 1041 were approved by the City
Council on September 18, 1986 through Resolution 86-275. These permits were for the
development of 484 single family houses by Griffin Homes. The Minor Modification is located
in Phase Four of the development, lots 477, 478 and 481 on Imbach Place.
Discussion
This request for a Minor Modification consists of two parts. The first part is a request to modify
the plotting of three lots, and the second part of the request is to change the trim color on one of
the four approved paint schemes.
The first part of the minor modification request is to relocate the location of three houses on
Imbach Place, which have yet to be constructed. The lots in question and their approved house
models are as follows:

This modification will not alter the number of approved homes, or the total amount of approved
square footage, it will merely relocate three of the units. As approved, the largest unit (model
400) was approved on the smallest lot (481). This proposal will place the larger units on
larger lots, which have a better view than the smaller lots.
The second part of this request is to change the trim color on paint scheme No. 2 from Oxford
Brown 140 accent to Padre 826 by Decratrend. The four paint schemes have no direct
correlation with the four different units.

The Director of Community Development has reviewed the proposed Minor Modification and
intends to approve it. Pursuant to resolution No. 86-523, the Director has the authority to
approve Minor Modifications. This matter is being presented to the Council as a courtesy.
Should the Council desire to appeal the Director's decision, a public hearing should be scheduled.
The next available public hearing date is November 6, 1991. If the Council takes no action,
then the Director's decision stands.

of $314 to modify plotting and change (brown trim on the scheme
2 color from Oxford Brown 140 to Padre) . The overall color
board menu is attached for reference along with a color sample
plotting. Plotting would be modified as follows:

Tract 3963 is a 484 unit development (February 18, 1986) ,
resolution 86-275. The project consisted of two product types;
the smaller ranging from 100 to 1750 sq. ft. (known as Campus
Classics) which was in phase one and a portion of phase two .
The proposed modifications are within phase four ; the final
phase of the project . Square footage of each model is as
follows:
