RICHARDS, DIRECTOR OF COMMUNITY DEVELOPMENT April 5, 1990 (CC meeting of 4/18/90) INDUSTRIAL PLANNED DEVELOPMENT PERMITS NO.(IPD) 88- 6 MINOR MODIFICATION NO.1(S & B MORTGAGE) On August 2, 1990, the City Council approved Industrial Planned Development Permit No.IPD -88 -6 filed by S & B Mortgage Investment Company requesting approval to c.:onstruct one 27,081 square foot industrial building located on an 88,000 square foot vacant site located south of Poindexter Aven,ie and east of Commerce Avenue. Discussion The requested modification to the Industrial Planned Development Permit No. IPD 88 -6 is to change the approved blue paint color on the aluminum mullions framing the glass windows of the proposed industrial building to a dark bronze coating. The applicant proposes to change from a paint coating to an electroplated coating of dark bronze on the aluminum mullions because the paint color would require higher maintenance, difficult to maintain, and would have a shorter life span than an electroplated coating. Staff considers the dark bronze coating as compatible with the tinted blue glass windows. Moreover, several industrial buildings in the City have the same color coating on their mullions. The Director of Community Development intends to approve the minor modification. Pursuant to Resolution No.86 -523, the Director of Community Development has the authority to approve minor modifications. This matter is being presented to the City Council as a courtesy. The next available meeting date would be the Council. 's regular meeting of May 16, 1990. if the Council takes no action then the Director's Decision stands.
