Richards, Director of Community Development DATE: April 24, 1990 (CC meeting of 5/2/90) SUBJECT: PLANNED DEVELOPMENT NO. 1041. MINOR MODIFICATION NO. 9 (GRIFFIN HOMES) Background Planned Development Permit No. 1041 and Tract Map No. 3963 were approved for a total of 484 single family homes to be completed in four phases. Phases one through three have been completed. Discussion Phase IV, consisting of 131 units are currently under construction. In October 1989 the City of Moorpas -k approved a Minor Modification filed by Griffin Homes to change from a mixture of 60 Classics and 71 Estates to 2 Classics and 129 Estates. The purpose of this Minor Modification was to upgrade t:he product. This Minor Modification is a further effort to upgrade the house and will replace the approved one -piece automatic garage doors with automatic sectional garage doors,. Each of these plans has three differing elevations as summarized on the table below: Plan Elevation Garage Door Style 110 G Decorative panels with windows 110 H Decorative panels 110 J Horizontal panels 111 G Decorative panels with windows 111 H Decorative panels 111 J Horizontal panels 112 G Decorative panels with windows 112 H Decorative panels 112 J Horizontal panels 113 G Decorative panels with windows 113 H Decorative panels 113 J Horizontal panels Brochures are included in this packet which gives illustrations of each style of door. All doors will be painted in a color to match the structure. The Director of Community Development has reviewed the proposed modification and intends to approve it. Pursuant to Resolution No. 88-523, the Director has the authority to approve Minor Modifications . this matter is being presented to the Council as a courtesy. In the event the Council wishes to appeal the Director' s decision, it may do so. Should the Council decide to appeal, it should set a public hearing date.
