Richards, Director of Community Development DATE: June 12, 1990 (CC meeting of June 20, 1990) SUBJECT: STATUS REPORT ON PLANNED DEVELOPMENT PERMIT NO. 1062 MAJOR MODIFICATION NO. 1, LOCATED AT THE INTERSECTION OF SPRING ROAD AND TIERRA REJADA ROAD (EMBASSY PLAZA NO.16) Discussion Planned Development Permit 1062 Major Modification No. 1 was continued from June 6, 1990 to the next public hearing date of June 20, 1990 . The purpose was to allow the Community Development Committee time to meet with the applicant in order to work out another redesign of building no. 3. The Committee meeting which included two representatives from the Embassy Group, one Councilmember, and the Planning Director, was held on June 11, 1990 . The "latest" site plan submitted on June 5, 1990 shows building no. 3 with a slightly shorter stretch of repetitive frontage along Spring Road (Exhibit 1) . However, the Committee is still concerned with the uniformity of the sawtooth design which would detract from the design character of this neighborhood shopping center. The Committee believes that a simpler architectural treatment with less offsets would relate more to the scale and proportion of the center. Also, there is concern that the parking stalls abutting Spring Road would not be adequately screened by landscaping as shown on the site plan. The Committee suggests that the frontage parking stalls should be separated from the major street by a five foot meandering sidewalk with a total of eight to nine feet of landscaping planter ( 13 -14 feet total overall width) .
