Subject: Lot Line Adjustment 90 -1 (Urban West Communities)

On May 3, 1990 Urban West Communities filed Lot Line Adjustment 90 -1.
This request is to adjust the property line between lot 71 (a model home)
and lot B (an open space lot) in Tract 4340 to match the grading plan and
"as built" grading to ensure that the property line falls at the top of the
slope. All required legal documents have been reviewed and approved by
the City Engineer.
According to Urban West Communities this lot line adjustment will not
pose a conflict between the actual lot configuration and the Homeowners
Association maintained open space lot. Urban West Communities has
assured the Director of Community Development that there will be an
automatic absorbtion of the remaining area into the Homeowners
Association open space lot. When the lot is sold and final paperwork is
accomplished with the State Department of Real Estate this matter of a
lot line adjustment will become final as it relates to the tract.

The Community Development Department has reviewed the request and
determined that it meets all applicable Codes and Resolutions. The
Director of Community Development intends to approve the Lot Line
Adjustment. Pursuant to Resolution 88 -523 the Director has the authority
to approve Lot Line Adjustments. This matter is being presented to the
council as information only. In the event the Council wishes to appeal the
Director's decision, it may do so. Should the Council desire to appeal, it
should set a public hearing date. If the Council takes no action then the
Director's decision stands.

Ventura, State of California, as shown on that Map recorded in Book 116, Page
37 of Miscellaneous Records (Maps) in the office of the County Recorder of said
County.
TOGETHER WITH the following:
Beginning at the north corner of said Lot 71, being the northwesterly
terminus of the line having a bearing and distance of "North 47° 53' 56" West
118.99 feet" recited on said maps; thence, along said line,
1st South 470 53' 56" 'East 118.99 feet to the northwest line of Lot 73 of
said Tract No. 4340 -3; thence, along, said northwest line,
2nd North 55° 53' 25" East 59.82 feet to the north corner of said Lot 73;
