Richards, Director of Community Development Date: October 22, 1990 (CC meeting 11/7/90) Subject: PD 851 Minor Modification No. 3 (Daniels) Background Tentative Tract No. 2865 and related Planned Development Permit No. 851 were approved by the City Council on October 19, 1983 for the development of 309 single family homes developed by the Pacifica Corporation. The subject site is located within Tract 2865 at 13567 Candlewood Court. Discussion This request for a Minor Modification to PD 851 is for the construction of a 1,972 square foot two story addition to an existing residence. The proposed addition consists of an enlarged living room and kitchen on the ground floor. A new master bedroom with attached second floor deck (all adjacent neighbors have received notification) and a new master bathroom are proposed for the second floor. A new basement of 612 square feet (to be used as a hobby room) with a bathroom below the new addition is also proposed. The Director of Community development intends to condition this request for a Minor Modification to require that 1) the colors and materials for the proposed addition be the same as the existing residential structure 2) the 799 Moorpark Avenue Moorpark, California 93021 (805) 529 -6864 new fireplace has a termination cap approved by the Building and Safety Department 3) the basement will not be turned into a bedroom or rental unit, and that the masonry wall in the front yard removed for construction access shall be completely replaced to match its existing condition and materials. The Director of Community Development has reviewed the proposed Minor Modification and intends to approve it. Pursuant to resolution No. 86 -523, the Director has the authority to approve Minor Modifications. This matter is being presented to the Council as a courtesy. In the event the Council wishes to appeal the Director's decision, it may do so. Should the council desire to appeal, it should set a public hearing date. If the council takes no action then the Director's decision stands.
