Richards, Director of Community Development Date: October 29 1990 (CC meeting of 11-21-90) Subject: Lot Line Adjustment 90 -3 (Anderson) On July 23, 1990 Lory and Arthur Anderson filed Lot Line Adjustment 90- 3. This request is to relocate a lot line on the applicants parcels in the northwest portion of the city at the end of Gabbert road as shown on the Assessor's Parcel Maps as APN 500 -0 -250 -070, 500 -0 -330 -220, and 500- 0- 330 -300. Discussion This request is to relocate the property line which -currently separates lot 51 from Lot 8 (see attached Assessor's Parcel map). The proposed lot line is within the existing Parcel B. This relocation would serve to split off a portion of Parcel B while combining the remainder of Parcel B with the entirety of Lots 51 and 8. This would serve to increase the size of lots 51, 8 and the majority of Parcel B to 93.68 acres and decrease the size of the remainder of Parcel B from 18.66 acres to 5.26 acres. The line separating Lot 51 from Parcel B on 'he Assessor's map is not a legal lot 799 Moorpark Avenue Moorpark f,alifornia 93021 (805) 529 -6864 line and is for tax collection purposes only. All parcels covered by this Lot Line adjustment are owned by the applicants. Four additional parcels are shown on the Lot Line Adjustment Map. Three of these parcels are owned by the applicant ( Assessor's Parcels 26, 27 and 28). Parcel 29 is not owned by the applicant, but the applicant has an access easement which was recorded when Parcel Map 3174 was recorded (the original parcel map). No new lots are being created and all lots meet the five acre minimum size required by the underlying zoning. All required legal documents have been reviewed and approved by the City Engineer. The Community Development Department has reviewed the request and determined that it meets all applicable Codes and Resolutions. The Director of Community Development intends to approve the Lot Line Adjustment. Pursuant to Resolution 88 -523 the Director has the authority to approve Lot Line Adjustments. This matter is being presented to the council as information only. In the event the Council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a public hearing date. If the Council takes no action then the Director's decision stands.
