Richards, Director of Community Development Date: July 13, 1990 (CC meeting of July 25, 1990) Subject: IPD 88 -1 Minor Modification No. 1 (Horowitz) On May 2, 1988 the Planning Commission approved Resolution 88 -172 approving Industrial Planned Development Permit No. 88 -1, Variance No. 88 -1 and Conditional Use Permit No. 88 -1 for a 8,486 square foot building at 619 Fitch Avenue for use as an 'Industrial Service Center. Discussion The requested Minor Modification to IPD 88 -1 is to allow outside storage on the north side of the building. The materials to be stored include a 240 gallon waste oil receptacle, assorted truck and auto parts , tools, tires, steel bars and an air compressor. The proposed location is in a ten foot wide space between the building and an eight foot high block wall on the north and east property lines. Access is provided by a door in the building and from the parking lot. Pursuant to Resolution No. 88 -523 the Director has the authority to approve Minor Modifications. This matter is being presented to the Council as a courtesy. In the event the council wishes to appeal the Director's decision, it may do so. Should the Council desire to appeal, it should set a public hearing date. The next available meeting date would be the Council's meeting of August 15, 1990. If the Council takes no action then the Director's decision stands. Recommendation Receive and file.
