SUBJECT: Approval of Final Map - Tract 4069
(Carlsberg)
BACKGROUND INFORMATION:
The subject tract is located in the Peach Hill area. A
location map is enclosed for reference.
The final map represents subdivision of 4.87 acres into one
lot on which a church is tentatively planned.
The tentative map was approved by the City of Moorpark
Planning Commission on September 26, 1985 and was
subsequently approved by the Moorpark City Council on
October 21, 1985. The conditions of approval for the
tentative map have been satisfied and all other requirements
precedent to recordation have been fulfilled.
The tract is being developed by Carlsberg Construction
Company and will be provided water and sewer service by the
Ventura County Waterworks District No. 1.
It is now appropriate to sign the map, accept the bonds, and
enter into an agreement to construct the necessary
improvements.
Included in this submittal are the following items:
1. Final Map for Tract 4069
2. "Agreement for Construction of Subdivision
Improvements"

RECOMMENDED ACTION:
-- Approve the final map for tract 4069 and authorize the
Mayor to sign the title sheet accepting for public use
the right-of-way for public streets and highways as
shown on the map and also the rights of all engress and
egress as offered on the map.
-- Authorize the Mayor to sign the "Subdivision Sewer
Agreement" and the 'Agreement for Construction for
Subdivision Improvements" for the tract.
-- Direct the City Clerk to retain the bonds.

Subject: TR 4069, Parcel "A"
Sanitary Sewer Service
Subject property is adjacent to, but outside the boundaries
of Ventura County Waterworks District No. 1. Annexation will
be required prior to receiving services from the District.
The District has an existing 8" sanitary sewer main in Peach
Hill Road capable of receiving domestic sewage from the sub-
ject property. The applicant shall pay all applicable fees
prior to receiving said service.
The District is in the early stages of planning a sewage
treatment plant expansion project. Since the cumulative
increase of flow into the existing treatment plant is dir-
ectly related to the rate at which new connections to the
sewerage system are made, the currently available plant
capacity could be consumed prior to completion of any plant
expansion. This could cause a delay in issuance of a "Will
Serve" letter to the applicant to insure the plant expansion
will be complete when sewer service begins.
Conditioned as specified above and following the applicant's
payment of sewer connection fees in accordance with the Dist-
rict's Rules and Regulations, a "Will Serve" letter as re-
quired for processing building permits will be issued and
sewer service will begin.

District including necessary clearance from Calleguas Muni-
cipal Water District.
The District has an existing 8" water main in Peach Hill Road
capable of providing water service to the subject property.
The applicant shall pay all meter installation and connection
fees prior to receiving said service.
